Contract and Section 32 review
We will assist you to review the contract terms and conditions, and information provided in Section 32 if they are sufficient or if any restrictions on the land (covenant), reading the Plan and advise you of financial matters of the property, and if the property suits your purpose.
Buying
If you are purchasing a property, whether it is your first home or investment home, be mindful of your due diligence checklist. Before making an offer, you should check the property thoroughly, including the property’s condition, appliances, and chattels. Having your finances in place is also a good tip. We will guide you through every steps from reviewing the contract and section 32, how to make an offer, electronic settlement process until you receive the keys after the settlement.
Selling
Whether you are selling your property at Auction or Private Sale, we will get it done as quickly as possible.
As a vendor, you are required by law to provide prospective purchasers with a Vendor’s Statement or Section 32, before they enter a contract with you. The vendor statement must reflect the true condition of the property on the day of sale. The consequences of not providing a section 32 or failing to provide all required information in section 32 may result in the purchaser rescinding the Contract any time before settlement.
Transfer
For family transfer from husband to wife or vice versa, parents to kids or transfer from related parties, we will help you make the smooth transfer as soon as possible. We can also assist you with the other transmission application.
Off-the-Plan Property
Off the plan is the property of which the construction has not started when the contract is signed. With our experienced off-the-plan conveyancer, we will advise you on the process as well as your rights if the construction is not completed by a specific date (Sunset clause).
Title insurance
Title insurance is the cover against loss incurred by title and property-related defects that you were unaware of at the time of the purchase (unknown risks). Title insurance payment is a one-off premium, but it covers the whole time of your ownership. The unknown risks are:
